Bespoke Contracting Inc. Transforms Unused Building into Cutting-Edge Storage Facility
A once deserted industrial building occupying a 1.32-acre site at 71 Jane St, Roslyn Heights, now stands rejuvenated as a state-of-the-art self-storage facility, thanks to the masterful work of Bespoke Contracting Inc. Partnering with the Syosset-based Blumenfeld Development Group and The Hampshire Companies, Bespoke successfully turned a piece of neglected real estate into a buzzing hub of utility and service.
The four-story, 98,000-square-foot building, completed with an investment exceeding $12 million, replaces the original 30,000-square-foot structure built in 1983. The previous building ad lain vacant for eight years after housing various manufacturing firms over the decades. This history posed challenges as the site bore the brunt of industrial contamination.
Undeterred, Bespoke and its partners willingly enrolled in the New York State Brownfield Clean Up Program, undertaking an extensive environmental investigation and restoration process. The diligence and commitment to sustainable construction exhibited by the team have led to the successful transformation of the site.
Equipped with over 650 storage units, Extra Space Storage now manages the new facility and opened its doors in fall 2022. The new storage solution revitalizes the space and meets the growing demands of the local community, previously underserved by self-storage offerings.
As BDG Vice President Brad Blumenfeld expressed, the property transformation represents a "win-win for all stakeholders." From an "unused dilapidated and environmentally contaminated building," Bespoke Contracting Inc.'s expert work has resulted in a "modern, institutional quality, well-designed storage amenity." The ExtraSpace Storage facility truly stands as a testament to the transformative capabilities of Bespoke Contracting Inc., bringing function, utility, and modern design where once stood a testament to neglect and disuse.
